Selling your storage facility to Seedhouse Capital.
We buy independent self-storage facilities directly from their owners, with no broker and no bank. If you're weighing a sale, here's who you'd be dealing with and how it works.
The same firm from the first call to the closing table.
Many owners first reach us through We Buy Self Storage, our seller-facing brand. Whichever door you come in, the buyer is Seedhouse Capital, and you deal with Gabe directly.
A buyer that holds
We buy facilities to keep and run, not to flip or resell the contract. You'll know exactly which entity is buying before you sign anything.
No bank in the middle
We pay with our own capital and private lenders, or with a note to you. That removes the appraisal and loan approval that sink so many small-town sales.
Math you can check
Every valuation comes in writing, with the income, expenses and assumptions spelled out, plus a market report for your county.
Four stages, and you can stop at any of them.
- 1
Introduce the facility
The form below or a phone call. Location, rough unit count, how full it runs. A rough guess is fine.
- 2
Get a written valuation
A value range and a county market report, usually within three business days. It's yours to keep.
- 3
Choose how you'd be paid
Cash, seller financing, or a mix, laid out side by side for your accountant.
- 4
Letter of intent, inspection, closing
A short plain-English letter of intent, an inspection period, then closing at a title company on a date you pick. No commission.

Questions about Seedhouse Capital.
How is Seedhouse Capital related to We Buy Self Storage?
Seedhouse Capital is the parent company. We Buy Self Storage is the name we use to reach owners who are thinking about selling. The buyer, the money and the people are the same.
Who actually signs the purchase agreement?
Seedhouse Capital or a company it forms to own that specific facility. We'll tell you which one, in writing, before you sign a letter of intent. We don't tie up a facility and then sell the contract to someone else.
How do you pay without a bank?
With our own capital and loans from private lenders we know, or with a note to you if you choose seller financing. There's no bank loan, so there's no appraisal or loan committee that can hold up closing.
Where do you buy?
Nationwide, with a focus on Colorado, Idaho, Indiana, Nebraska, Texas and Wyoming. We're most interested in facilities that serve a small or mid-sized town.
Will you change the price after we agree?
Not quietly, and not as a tactic. If inspection turns up something that genuinely changes the value, we'll show you the document behind it, and you're free to walk away.
